Collecting Rent for Your Investment

  

Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical!

If a tenant has gone beyond the grace period of the lease we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. Worse case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly.

We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster.


Rent payment due dates are listed below:


1st of the month — Rent is due.

4th of the month — $50.00 flat 5-day notice fee + late fees apply unless the lease states otherwise.


We realize that not all tenants want to pay rent online so we provide several options to choose from:


  • Drop Box
  • Personal Check – if balance is current and check is received before the 6th
  • Certified Funds – we do not accept CASH
  • Online Tenant Portal - via ACH
  • Online via Credit Card – A convenience charge based on rent amount applies

We screen our tenants credit score, a national criminal background screen, proof of income, proof of employment, past rental history and more to greatly reduce the risk of an eviction. However, they can still occur.


We offer Eviction Management services including


  • Sign and serve in the property owner’s name all notices required to initiate and pursue the eviction process
  • Commence and prosecute actions to evict tenants
  • Recover possession of the property in the owner’s name
  • Pursue collections to recover rents and other amounts due
